Chernobog is a good example of agressive early disabler-pusher. With good support from his tank Chernobog provides early push with his exploading passive and nice cooperative ganks, based on roots of 1st skill and 3sec immortality from 3d skill used on wall, that makes him perfect bait. Remember - you can use charges on obstacles created by other god's skills. Ultimate must be used carefully, cause of 3sec rising, 3sec landing time, and breaking distance with your tank\support. Remember, you are independed only after getting Crit item in his order.

Ultimate is really risky
Hunter's blessing - Starting core. In the beginning it provides MP5, you need so hard. Later stacked it'll give you attack speed, which is great for your passive.
Transcendence - Core. Chernobog is mana-obsessed, basic for all actions from farming waves to boxing in jungle.
Ninja tabi - Core. It gives both attack and mov speed, empowering passive and allowing us to chase victims.
Jotunn's Wrath - Core. Bonus mana, Penetration and the greatest - CDR. Our basic farming and disturbing skills have long CD.
Qin's Sais - Optional. Good attack speed tank-destroying item.
Executioner - Optional. Good source of attack speed and penetration, great balanced dps item.
Wind demon - Optional. When you are keeping them in constant fear.
Deathbringer - Optional. Great last item, allows you to keep your domination in late game.
Poison star - Optional. More balanced version of Wind Demon. When theres no constant domination, and you need to reduce targets potential of viping your ***.
Bloodforge - Optional. Chaser item. To come, kill, and be able go away.
Asi - Optional. Good item if you are able to farm some time on your own.
Heart of Cold - Our bread-and-butter in farming. Greatly effective with attack speed.
Crystallizes Curses - Good disable. Detonates on its own in 3 second after placing, or hit by 2nd skill. Chase/gank/escaping core skill, deadly effective.
Vicious barrage - Pierces through enemies, stacking your passive and detonating Crystallizes Curses. The main idea of this skill - combining detonation with its attack speed buff. Could be used to finish escaping target, as it still does your base attack dmg.
Into Darkness - Charge, Damage on charge classical. Hiting the wall with charge hides you for 3 sec with invulnerability. Next activation allows you to leave wall the same way. Good dash, valuable escape, great save. The best in it is ability to use it player-made obstacles.
Living Nightmare - Chasing ability, which reminds us Spectre from DotA. Strong and weak on both sides. Shadows you place slows enemy, this could be used to help allies or escape. As Thor, ypu have radius where you can replace shadow. Rising in the sky takes 3 sec and landing 3 sec. You are immune but vulnerable, and the worst - you are visible. 3 seconds of landing is enough time for enemy team to group up and welcome their dinner. Best used for chasing solo-targets.
After the nerf of hunters last week, its good to see new, nicely balanced hunter, helpful to his team, and good in all stages of game. Balance turns him in good food in bad hands tho)

Not a fan of your start either, doesen't offer much sustain. I would start: Hunter's Blessing, Morningstar, 2x Healing Potion and 2 x Mana Potion.
I would replace Jotunn's Wrath on build 2 and build 3 with either Rage or Deathbringer if you're going into crit, the latter of which should be bought 5th or 6th item.
Here is updated versions of your builds:
Build 1: Transcendence, Warrior Tabi, The Executioner, Qin's Sais, Titan's Bane, Bloodforge.
Build 2: Transcendence, Ninja Tabi, Rage, The Executioner, Wind Demon, Bloodforge.
Build 3: Transcendence, Ninja Tabi, Asi, Poisoned Star, The Executioner, Deathbringer.

I also would list Purification Beads somewhere in there as a second relic.
But if you want CDR I would just go for a pen/power based build, not that much use pairing Jotunn's Wrath with Crit items.
